Tenant Screening
Applicants receive our written screening criteria before they apply. With signed authorization, we review credit, income, rental history, and other lawful factors, and we apply the same standards to everyone. Applicants turned down because of a screening report receive the notice federal law requires.
Rent Collection
Rent due dates, grace periods, and late fees are spelled out in the lease and applied consistently. Every unit has a running ledger, and late payments receive prompt, documented follow-up.
Property Marketing
We prepare accurate listings with quality photos, set a rent based on comparable properties, schedule showings, and keep all advertising consistent with fair housing rules.
Maintenance
Tenants report issues by phone or email, with a 24/7 line for emergencies. We dispatch vetted vendors, approve costs within the limits in your agreement, and keep photos and invoices for every job.
Lease Management
Leases, addenda, renewals, and notices are prepared to follow the Delaware Landlord-Tenant Code. Each new tenant receives the state's required summary of the Code, and signed copies are stored for owner and tenant.
Financial Reporting
Each month you receive a statement of income, expenses, and reserves, with receipts available on request. At year end we provide the summary and tax forms your accountant needs.
Inspections
We document condition at move-in, at move-out, and at regular intervals in between, using dated photos and written checklists. Security deposit decisions are based on that record.
Eviction Protection
The best protection is prevention: careful screening, clear leases, and early communication. When a lease is broken, we serve proper notices, keep the full record, and coordinate with your attorney if the matter goes to court.
